Golden Visa
The Golden Visa program is one of the most popular in Europe for obtaining residency and focuses primarily on real estate investment. Its acceptance and popularity among countries outside the European Union stems mainly from the relative ease and freedom of movement within the Schengen Area (26 European countries).
As of January 1, 2022 this program will change and it will no longer be possible to invest in real estate in the areas of Lisbon, Porto and the coast. However, other investment options will apply. Until that date, the following requirements will remain in effect:
Benefits
- Residence Permit to live, work or study in Portugal for a period of 5 years, which may become permanent.
- Freedom of movement within the Schengen area.
- Possibility of family reunification.
- Possibility to apply for Portuguese nationality, by naturalization, after 6 years.
- Access to social protection, health care and public education, including access to Universities.
Options
- Capital transfer in the amount equal or superior to 1 million euros;
- Creation of at least 10 jobs;
- Acquisition of real estate with a value equal to or higher than 500.000 euros (it can be a group of real estate properties);
- Acquisition of real estate, whose construction has been concluded at least 30 years ago or located in an area of urban rehabilitation and execution of rehabilitation works on the acquired real estate, for an overall amount equal to or higher than 350,000 euros;
- The above mentioned values may be reduced by 20% if the real estate is located in areas of low population density, i.e. areas with less than 100 inhabitants per km2 or if the GDP of the same region is less than 75% of the national average.
